What a Minka Lavery Stair Chandelier and a De Luz Wall Light Taught Me About Smart Switch Costs

Last January, I stood in an empty two-story stairwell with a tape measure, a scratched iPad, and a client who kept saying, 'I'll know the right chandelier when I see it.' I have been the procurement manager at a 32-person design-build firm for seven years, and I manage a lighting and finish budget of about $220,000 a year. That does not make me a lighting designer. It makes me the person who has to explain why the final invoice ran over the allowance.

The project was a new-construction house in the suburbs. The stairway was the first thing anyone saw when they walked in. The architect wanted a real two-story stair chandelier, not a ceiling-hugging dome. She suggested Minka Lavery, and I had no reason to push back. The line covers rustic, dome, sphere, organic, and linear styles, so we could let the client circle one without us dragging them through six different catalogs. I have ordered Minka Lavery light fixtures before, and their model numbers are generally clean. That is more than I can say for some brands.

The Plan Was Simple

For the exterior, we chose the Minka Lavery De Luz outdoor wall light, model 73292-143C. I am not going to pretend the finish looked perfect in the catalog photo. It looked better in person. For the stairway, we picked a long linear chandelier with a natural brass finish. The client loved it. The architect loved it. I loved it until I started adding up the things around it.

Here is where I should have stopped and thought like a cost controller instead of a spec reviewer. The fixture price was only one line. The real cost lived in three other places: support, switching, and service access.

The Chandelier Motor Confusion

'Chandelier motor' is one of those search terms that can send you down the wrong aisle. Depending on the brand, the term gets used for a fan motor in a chandelier-style housing, or for a motorized lift that lowers a heavy fixture for service. Neither was what we needed for the stair chandelier. So I filtered out anything described as a chandelier fan or a chandelier motor and told our electrician to read the spec sheet for the actual fixture.

The spec sheet said the stair chandelier weighed roughly 55 pounds. Our electrician took one look at the ceiling box and said, 'This box is not going to support that by itself.' He was right. Under NEC Article 314, a luminaire that heavy generally needs a box listed for luminaire support. We had a standard 4-inch octagon box that had been used for a temporary light during rough-in. That meant a second trip, a different box, and an extra support brace.

If I remember correctly, the additional labor and material added about $240 to the job. I might be misremembering the exact number, but the point is that it was not covered in the fixture quote.

Nobody Checked the Switch Boxes

The client asked for the stair chandelier and the exterior wall lights to be wired to smart switches. Easy enough, except nobody checked the boxes before the drywall went up. On the interior, the foyer had a three-gang switch box with a traveler pair from an old three-way setup. There was no neutral wire in the box. Let me rephrase that: there was no neutral wire in the box that we could use without opening the wall again.

That changed everything. A lot of smart switches require a neutral connection. Some do not, but they are not always compatible with a multi-location setup. We had two options: run a new neutral or choose switches that work without one. Because the wall was already closed, we went with a hybrid: one smart switch that needed a neutral on the stairway, and one no-neutral switch for the exterior wall lights. It worked, but it made the app setup more complicated than it should have been. The client now has two different apps controlling lighting in the same entry.

Most 'how to install smart light switch' guides assume you have a neutral wire, a compatible fixture, and an electrician who charges the same rate for the first hour as the third. That assumption is expensive. If you are wondering how to install a smart light switch without a costly do-over, here is the short version from a procurement guy, not an electrician. Should mention: I am not a licensed electrician, so check your local code.

  • Turn off the breaker and verify the circuit is dead before touching anything.
  • Find the neutral wire. White wires tied together in the back of the box are usually the neutral. If you do not see them, most smart switches will not work.
  • Identify whether it is a single-pole or three-way installation. A three-way smart switch often needs a companion switch at the other location.
  • Check the wattage rating and whether the fixture is dimmable. LED fixtures and large stair chandeliers can behave differently on certain dimmers.
  • For outdoor fixtures like the De Luz model 73292-143C, use a switch that is listed for the load and verify the fixture is rated for the location.

I don't have hard data on how many people miss the neutral step, but based on our last dozen smart switch installs, I would say around a third of older houses need a new wire or a no-neutral workaround. That is not a reason to avoid smart switches. It is a reason to open the switch box before you buy the fixture and the switch.

The TCO Accounting

When I audited our 2023 spending, I found that 14% of our lighting-related overages came from small things: mounting braces, longer stems, neutral wires, and dimmer compatibility. Not one of them showed up in the original fixture comparison. That is why I now keep a TCO checklist for every lighting order.

Total cost of ownership for a lighting fixture includes:

  • The fixture quote.
  • Rough-in and mounting hardware changes.
  • Support braces for heavy fixtures, especially stair chandeliers.
  • Smart switch compatibility and any required rewiring.
  • Dimmer and wattage compatibility.
  • Service access. For a two-story stair chandelier, can it be cleaned and relamped without a lift and a 45-minute near-death experience?

That last one is where I got burned. The fixture was beautiful, but the bulbs were buried inside the frame. Replacing them required either a tall ladder setup on the stairs or a motorized lift. We did not have the lift in the budget. The client did not want a permanent track. So the simple chandelier ended up costing more in labor and anxiety than the wall light and the smart switches combined.

The client also tried to save a few dollars on the exterior switch. End result: flickering LEDs, a service call, and a frustrated homeowner. The budget switch cost us more than the difference. That is the definition of being penny-wise and pound-foolish.

After that project, I built a lighting TCO calculator in our procurement spreadsheet. It has 11 lines. The first line is fixture price. The second line is support hardware. The third is switching. The rest are labor, compatibility, staging, and service access. I do not make a final decision until all 11 lines are filled in.

What I Would Do Differently

I would still order Minka Lavery. The De Luz wall light looked great on the exterior, and the stair chandelier became the centerpiece it was supposed to be. But I would have checked the support requirements before the electrical rough-in, confirmed neutral availability in every switch box, and quoted the smart switch installation as part of the fixture cost, not as an after-the-fact add-on.

As of January 2025, when I look at a lighting spec, I do not ask which fixture is cheapest. I ask which fixture has the lowest total cost of ownership. If you ask me, the answer is usually the one with the clearer spec sheet, the easier installation, and fewer surprises. The next time I spec a Minka Lavery light fixture, the TCO sheet gets filled out before the P.O. goes out. The fixture price is just the beginning.
